Dilshad Garden is tricky for investment, especially sub-40L. The appreciation has been very slow in that specific pocket, I've seen similar properties struggle for a decent exit. RWA projects can have their own set of issues too, sometimes legal clarity isn't great. Have you checked the RERA status of this 'Swaraj Homes'?
