My Dilsukhnagar 3BHK plan: Worth the price?

My lease ends in 3 months and I'm seriously looking at Dilsukhnagar for a 3BHK. Currently in a 2BHK in Gachibowli, I'm wondering if the price premium is justified. What's the real ground reality for traffic and future appreciation there? Is it a smart move now?
