My DLF Ultima investment: future ROI thoughts?
Just moved into DLF The Ultima last month, loving the space so far. I'm an investor and bought a 3BHK here. Honestly, I'm trying to gauge the real rental yield now that it's completed. What are people actually getting per month? Also, curious about long-term capital appreciation. Think there's still good upside given the current prices? I'm wondering about the investor vs. end-user ratio too; don't want a ghost society vibe. What's the community's take on its future ROI?

Hey, thanks for asking! My friend has a 3BHK in Ultima, similar size, and they're getting around ₹70,000 to ₹80,000 per month. It's not bad, but considering the ₹3.3 Cr+ price tag, the yield isn't super high, maybe closer to 2.5% if you're lucky. The maintenance charges are also quite high, which eats into the profit. I was looking at something near Badshahpur a few months ago for better yield, but the quality wasn't comparable.
