My doubts on Sector 74A's investment promise

Spent the whole Sunday checking out options in Sector 74A. Everyone's talking about the Dwarka Exp impact, but I'm not seeing the raw ROI yet. Builders like M3M and Emaar have projects there, but the current valuations feel... speculative. My data shows better rental yields elsewhere. Is this a calculated risk or just hype? Change my mind.
