My downsizing dilemma: selling old, buying new in Eta II

Visited a couple of projects in Eta II last week, including Real Homez. Honestly, I'm trying to downsize, kids have moved out, so don't need such a big place anymore. Selling my old property, toh tax implications ko leke thoda confused hoon. Kya koi bata sakta hai ki if I invest the sale proceeds into a new flat here, especially a 2BHK, are there any specific tax benefits, like under Section 54EC or something similar? Also, is the resale market for 2BHK flats in Noida Extension healthy agar baad mein zaroorat pade? Not sure if it's the right time to sell and buy.
