My Dubai dilemma with Laxmi Vihar Apartments
Since last year, I've been eyeing properties in Delhi for investment, especially Laxmi Vihar Apartments. I'm based in Dubai, so site visits are tough, relying on brokers and online info. Honestly, everyone hypes up Delhi's rental yields, but Laxmi Vihar mein kya actual ground reality hai? Matlab, 2BHK ka kitna rent milta hai after all deductions? I hear stories about ghost societies and low occupancy, which is a major concern for an absentee landlord. Can't risk empty units. And the resale market? If I need to exit in 5-7 years, kitna liquid hai yeh project? Will there be genuine buyers ya sirf investors hi reh jayenge? Power of attorney se manage karna aur property manager rakhna seems like a headache agar resale mein dikkat ho. Builder ka RERA compliance record kaisa hai? Koi hidden legal issues toh nahi hain? Mujhe lagta hai RERA bas naam ka hai for some projects. Change my mind.
