My Dwarka upgrade dilemma: Pre-launch vs possession costs
Did a site visit to The Kings Properties in Sector 19 Dwarka last weekend. I'm currently in a 2BHK and planning to upgrade to a 3BHK, maybe a villa if the numbers make sense. My budget is around ₹3Cr. They're offering pre-launch rates, but I'm worried about hidden costs later. Pre-launch seems attractive but is it *actually* a discount ya sirf marketing hai? Kya kisi ko pata hai possession ke time kitne extra charges lag jaate hain? Builder sales rep toh bolte hain sab included hai, but I've heard stories. PLC, OC, parking, utilities... kitna expect karoon over and above the quoted price for a project like this in Dwarka? Should I wait for ready-to-move options even if they're pricier, or take the pre-launch plunge? As an investor, ROI matters a lot. Any experiences with The Kings Properties or similar builders in Dwarka?
