Has anyone actually done the EMI vs rent calculation for Gurugram properly, considering real appreciation and costs? I'm currently in a 2BHK in Sector 51, already have a home loan, and thinking of upgrading to a 3BHK on Golf Course Extension Road. Everyone glorifies buying, bolte hain rent is dead money. But yaar, a 3BHK ka EMI in these areas is insane – ₹2.5 Cr ka property toh minimum. Kitna interest jaata hai, koi dekhta hi nahi. Is that premium really justified when you factor in maintenance, property tax, and opportunity cost? Renting a big 3BHK for, say, ₹50-60k in a good society sounds way better than a ₹1.5L EMI. Not sure if the capital appreciation on Dwarka Expressway will cover all this. Change my mind.
