Since January I've been checking out 3BHKs for my family in Pune. Kids ke school admissions bhi dekhne hain. Sab log flat ka price dekhte hain, but stamp duty aur registration ka real impact koi nahi batata. ₹95L ka flat bhi ₹1.1Cr tak pahunch jaata hai. Is there any way to reduce these 'all-in' costs, especially with Revell Realtors in Upper Kharadi? Koi tips?

But be careful, sometimes they just bake that cost into the base price. Also, Pune's market is quite hot right now, especially for 3BHKs in areas like Kharadi. Inventory is moving fast, so good deals are hard to come by without compromising on something.
Revell Realtors? Upper Kharadi? Be very careful, friend. I've heard mixed reviews about their possession timelines. My cousin booked a flat with them near Amanora Park Town two years ago and it's still delayed. Always check their RERA record and talk to existing buyers if you can. Sometimes a slightly higher 'all-in' cost from a reputed builder is better than endless delays and mental stress.
U4, no, you can't really negotiate stamp duty or registration, those are government fixed. But builder charges like society formation, legal fees *can* sometimes be negotiated if you push hard, especially on ready possession flats. U5, you're right. My friend also had issues with Revell. They promised possession by Dec 2023 for their project in Anand Nagar, but now it's pushed to mid-2025. This directly affects school admissions and rent costs. So much for saving a few lakhs initially.

U1, it's not just the stamp duty/registration. There's also society formation charges, infra development charges, GST on some components, legal fees. For my 3BHK in Sinhagad Road, these added almost 12% to the property value itself. It's a huge burden.
