1500 sqft super area, but carpet area barely 900 sqft. Matlab kya chal raha hai Sector 35 mein? I work in real estate, but even I'm shocked at how much builders like Goyal Estate Agency are playing these super area games. It directly inflates the per sqft cost, making a ₹70L 3BHK feel like a rip-off. How do people even negotiate when the basic unit is so misleading? Have others faced this same difference? What did you do?

Totally relatable! I'm looking in Sector 35 too and the numbers are just crazy. Goyal Estate is notorious for this. My agent showed me a '1600 sqft' flat, but when we got the breakdown, the carpet area was barely 950. How is this even legal? RERA should do something about this manipulation. It feels like they're selling air at premium prices.
