Sector 35 — I'm currently in a 2BHK here, but thinking of buying another property in Faridabad, maybe a 3BHK in Neharpar (Sectors 75-89) or even a 2BHK in Sector 14, purely for rental income. Prices have shot up quite a bit, matlab, my budget for a 2BHK would be around ₹70-80L. I'm wondering if the rental yield is still making sense here? Log bolte hain 2-3.5% hai but is that real after property tax and maintenance? Kya actual numbers mil rahe hain? EMI bhi chalti rahegi, so ROI kitna expect kar sakte hain? Any landlords here with recent experience? Especially with new projects ya older, well-maintained ones. What's the scene?

Bhai, you've hit the nail on the head! Exactly my dilemma. I'm also eyeing a 2BHK in Neharpar, maybe Sector 84, but budget is similar, around 75L. Agents keep quoting 3-3.5% yield but when you factor in society maintenance, property tax, and then the occasional repair, it feels like it barely covers the EMI. Mera friend got a place in Sector 35 a few years back, uska yield toh 2.5% max hai now. Is it even worth the hassle these days?
