Property prices in Guru Harkrishan Nagar feel totally over the top. I'm looking at a 2BHK there, around ₹1.8 Cr, and honestly not sure if it's justified. Is the daily life experience really that great to warrant this? Wondering about its investment potential too, for maybe 3-5 years. Should I push for negotiation or are these prices standard?

Are these properties even RERA registered in Guru Harkrishan Nagar? Many older projects don't have it.
Dekho, I booked a 2BHK in Alaknanda a couple of years ago, which is also a prime South Delhi location, and even that was around 1.5 Cr back then. 1.8 Cr for GHN now seems a bit much, unless it's a very new, premium society. What's the appreciation scene like there? Has anyone seen good returns in the last 2-3 years?
Jaise U3 ne pucha tha, builder ka naam important hai. I had a terrible experience with one of them near Ansal Villas, not exactly GHN but close enough. They delayed possession by 3 years for my relative's flat, and the quality was shoddy. Always check builder reviews and past projects before committing. GHN mein bhi aise cases hain.
Alaknanda se compare karna thoda mushkil hai, but for GHN, I've seen some flats appreciate by about 10-12% in the last 2 years. It's not bad, but not groundbreaking either. The average price per sqft is still holding strong at around ₹18,000-₹20,000 in good societies.
I might be the odd one out here, but I think GHN does justify its price to some extent. The connectivity is excellent, and the overall vibe of the neighborhood is very family-friendly. Daily life experience is definitely great, with good schools and markets nearby. For a 3-5 year investment, I'd say it's relatively safe, though not exponential growth. You can definitely push for negotiation, but don't expect miracles.
Totally agree with you, bhai! 1.8 Cr for a 2BHK in Guru Harkrishan Nagar feels like a daylight robbery. My budget is similar, and I've been seeing these prices for average-looking flats. Kya ho gaya hai market ko?
But for 1.8 Cr, which builder are you looking at? Some builders in that area have a very shady reputation. Make sure to check their track record properly, especially for possession dates and quality.
Haan yaar, same pinch! Poora Delhi hi over-priced lag raha hai. GHN toh especially.
