My first Bangalore home: The hidden costs shock

Visited Shriram Chirping Grove on Sarjapur Road last weekend, looking at a 3BHK. Honestly, I work in real estate, so I thought I was ready for anything, but the 'hidden' charges they sprang for PLC and maintenance deposits near possession were wild. It's like an extra 8-10 lakhs on a ₹1.6 Cr property. Not sure if that's standard for them or just specific to that project. Pionier Green Bay in North Bengaluru also looks okay, but I'm worried about similar surprises. Are their construction quality issues or delivery delays as common? Heard about some weird finishing problems after handover with some builders. What's the real story with these two, especially regarding final costs and actual quality? Did anyone here face this kind of last-minute cost shock with either Shriram or Pionier? What did you do to negotiate?
