RERA registration is just the start, the real due diligence is far more complex. I'm looking at a 2BHK in Whitefield, around ₹1.2 Cr, and the builder, Urban Shelters, has a project called Legacy Celino. My parents keep saying verify everything. I checked their RERA registration, but not sure what else to look for beyond the basic project details. Is there a way to check if the land title is clean, like, *really* clean? Brokers bolte hain sab clear hai, but I'm worried about hidden encumbrances or property tax issues later. Has anyone here actually filed a RERA complaint and found it effective? Or is it just on paper? Ab samajh nahi aa raha, it's my first property. Koi tips on what legal documents to scrutinize?

Totally relate, bhai! My parents also gave me the same gyaan. I was looking at a plot near Aavalahalli and the title documents were a nightmare. Brokers will always say 'sab clear hai', but trust is a big issue.
Sahi kaha U1, these days with property prices in Bengaluru being so high, every rupee counts. You can't afford any hidden surprises. The market is already volatile enough.
