What's the real construction quality like for Prestige or Sobha projects in Bengaluru? I'm looking at a 2BHK around Whitefield or Sarjapur Road, budget's around ₹1.2 Cr. I've heard so many horror stories about plaster cracks and seepage after moving in, even from big names. My parents keep saying to check their on-time delivery record too; is Brigade or Godrej usually punctual? Also, are there many hidden charges like PLC or maintenance deposits that pop up at possession with these guys? I'm trying to avoid surprises. This is my first home, honestly not sure how to vet all this properly. Any experiences or tips for someone buying in Bengaluru?

Yaar, exactly my thoughts! I'm also eyeing a 2BHK in Sarjapur, budget similar to yours. The quality issue is my biggest fear. Everyone says Prestige and Sobha are premium, but my friend had major seepage issues in a 3-year-old Sobha apartment near Whitefield.
