Does negotiation work for new projects in Bengaluru? I'm eyeing a 42 Estates 2BHK in Hebbal Kempapura at ₹1.3 Cr. What's a realistic discount percentage? Any hidden charges to watch for at possession?

It's a mix of yes and no. Direct price negotiation is tough, but you can always try for ancillary charges. Ask for free modular kitchen, ACs, or even a waiver on stamp duty/registration fees if they're desperate to close a deal by month-end. Hidden charges are a big one – look for utility connection charges, society formation fees, and property tax pre-payment. Get everything in writing, especially the possession date, and link payments to construction milestones to protect yourself.
A realistic discount percentage would be around 2-3% on the overall value, but mostly as waivers or freebies. For 1.3 Cr, maybe 2-3 lakhs off, but not directly on the per sqft rate. They usually have a set price list and won't deviate much from it.

Builder ne bola 'final price' but ended up waiving 2 years of maintenance and a parking slot after much haggling. You need to push hard and be ready to walk away. Also, check RERA status and past project delays of 42 Estates thoroughly.

Haan yaar, ek dost ne 42 Estates mein hi book kiya tha Whitefield mein, aur ek ne Aishwarya Crystal Layout mein. Unhone bas registration aur stamp duty pe thoda discount diya tha, seedha price pe nahi. Builder bahut rigid hote hain, especially the big ones.
Totally agree. And watch out for maintenance advance, club house charges, and even car parking fee at possession. Builders try to sneak these in.
