My first big investment: Gurugram plots

BPTP ka track record dekh ke toh abhi bhi thoda darr lagta hai. I'm looking at BPTP Astaire Garden plots in Gurugram, completed project hai. My parents keep saying plots are better for long-term appreciation, especially in a developed area like this. But honestly, I'm not sure about the capital appreciation. Has anyone seen significant price movement yahaan since launch? What's the real rental yield potential for independent houses on these plots? I mean, log kitna rent dete hain Gurugram mein for such properties? Also, resale market kitna liquid hai? Agar 5-7 saal mein exit karna pade, will I find buyers easily? Yaar, first investment hai, thoda nervous hoon. Any advice or experiences with BPTP plots would be super helpful.
