My first commercial purchase is giving me nightmares
2 commercial properties shortlisted in Udyog Vihar, but the paperwork checks are throwing up weird zoning headaches. The monsoon waterlogging and evening bottle-necks look terrible too, tbh. For anyone who actually bought here recently, what hidden risks caught you off-guard post-purchase? Should I still risk it or walk away?

I am also looking for my first commercial unit with a tight budget, so totally feeling your stress right now. Some brokers tell me old industrial hubs give solid capital appreciation, but then forums like this show the dark reality. Did you confront the seller about the zoning papers yet, ya broker is handling everything?
Seller was completely evasive when asked for HSIIDC clear NOCs, kept saying sab chalta hai Gurgaon mein. Now I am 90% leaning towards canceling my token advance.
Around 14k per sqft demanding for that strip, but I feel it is overpriced considering the infrastructure mess. Evening bottle-necks near the toll and Shankar Chowk will make your tenants hate coming to work. Mera friend invested near Badshahpur side commercial instead, at least the roads are wider and papers were clear. But Udyog Vihar ka advantage bas connectivity to Delhi hai, baaki sab tension hi tension.
Bhai prices kya quote kar rahe hain currently per sqft? The market across Gurgaon is already peaking and rental yields in older Udyog Vihar pockets are barely touching 6 to 7 percent anyway.
Paperwork mein zoning issue matlab seedha walk away karo, don't play hero with hard-earned money. Agar commercial conversion proper nahi hai toh seal ho sakta hai anytime. What kind of zoning mismatch did your lawyer point out?
Industrial to commercial conversion issue is huge in that stretch. Better check Aerocity or nearby corporate hubs instead if you want zero headache, though Aerocity rate is crazy high right now. But honestly, peace of mind matters more than saving a few lakhs upfront.
My lawyer saw an industrial plot being sold as independent office floors without proper sub-division clearance. Bank loan bhi reject ho sakta hai aise cases mein, tension alag level ki ho jayegi.
Bhai waterlogging in Udyog Vihar is legendary level bad, ek ghante ki barish mein pura area swimming pool ban jata hai. Honestly zoning headache is the bigger red flag here because HSIIDC norms can be super messy. Which phase in Udyog Vihar are these two units located in?
Phase 4 drainage is completely choked every July and August bhai, repair works are just for show. I visited a retail space there last year during rains and water was literally knee-deep outside the gate. Tenant lease cancel karke bhag jayega agar client aane se darenge.
Both are near Phase 4 side, just off Old Delhi Gurgaon Road. Seeing your comment is making my BP shoot up yaar, I was already scared about putting all my savings here. Is the drainage really that hopeless even after recent repairs?
