My first Delhi home search is exhausting

Been looking for 8 months now and honestly, I'm so confused. My budget is around ₹1.5 Cr for a 2BHK in South Delhi, specifically eyeing Greater Kailash III. Parents keh rahe hain resale le lo, bolte hain established area hoga, immediately move-in kar sakte hain. But I'm also checking out new projects, like V.K. Probuild Pvt. Ltd. nearby, which look appealing on paper. Unka delivery time thoda lamba hai but new construction ka charm hai, modern amenities. Not sure if resale in GK III makes more sense given the older buildings and potential maintenance issues, ya fir naya construction with a longer wait but maybe better ROI later. Kya aap logon ke paas koi experience hai with V.K. Probuild? First-time buyer ke liye which option is safer, resale or new launch? Ab samajh nahi aa raha, please help me shortlist.
