posted on 16 MayMy first few months at Aralias: Power backup reality check
The power backup situation at DLF The Aralias is a joke, honestly. Just moved in last month, thought paying a premium here in Gurugram meant no power issues. But, things nobody told me before possession, it's not even close to what was promised. Brochure mein full flat backup ka promise tha, but jab light jaati hai, it's barely enough for a few lights and one AC. Fridge bhi nahi chalta properly, kitchen appliances toh bhool hi jao. Maintenance charges are so high, but basic utility bhi compromised hai. Is this common in other premium projects in Gurugram? Anyone else facing this? Kya iska koi solution hai, ya we just accept it as 'Gurugram reality'?

It's a tough situation, bhai. The Aralias is a very old project, completed in 2008. Back then, power backup standards were different, and the infrastructure in Gurugram was also evolving. What was considered 'full backup' then might not be sufficient for today's appliance loads. Also, with the high maintenance charges, the RWA should ideally be pushing for an upgrade or better management of the existing system. You guys should form a strong resident welfare association and collectively put pressure on DLF. Sometimes, it's about the RWA's effectiveness too, not just the builder. No easy solution, but collective action is usually the first step.
This is a serious concern. If the brochure promised full flat backup, that's a breach of commitment. Is Aralias even RERA registered? I can't find it on the RERA website.
Exactly. The possession date for Aralias was December 2008. RERA Act was implemented in 2016-17. So technically, it's 'Not Applicable' for RERA. That means less recourse for buyers on such issues, unfortunately.
Aralias RERA mein nahi hai, because it's an old project. RERA came into effect much later.
Your experience sounds painfully familiar. I'm currently living in a rented apartment in a relatively new project near Airport Road, and the power backup is pathetic. Lights flicker, AC trips, and the fridge struggles. Maintenance is sky-high, but the service is non-existent. My society is constantly fighting with the builder for better service. This isn't just an Aralias issue; it's a systemic problem with many 'premium' projects in Gurugram. Builders promise luxury but deliver basic, sometimes subpar, infrastructure. Which project are you talking about?
Haan, DLF ka track record is mixed in this regard. Some older projects like Aralias and Magnolias had issues, but they were supposed to have improved. Even in newer areas like Badshahpur, people complain. It's sad, because the current market dynamics, especially with interest rates, make buying a home a huge decision, and these basic utility issues just add to the stress. I think builders rely on the fact that once you've paid, you're stuck.
He's probably talking about DLF The Crest.
That's worrying! Which builder is it near Airport Road? Need to keep an eye out as I'm also planning to buy a place in that area.
31.6 Cr for a flat and this kind of issue? This is insane! My budget is nowhere near that, but even at my range (around 1.5-2 Cr), I expect proper utilities. How can such an expensive property have these problems? It just shows that price doesn't guarantee quality anymore.
The Aralias possession was in 2008, so the prices back then would have been much lower. But still, for a DLF project, you expect top-notch. It's a completed project, so the issues should have been ironed out. This is a big red flag for anyone considering resale there.
Agreed. The price tag is just for the address and brand name, it seems. Actual living experience is often a letdown.
Yaar, this is exactly what I'm afraid of! Paying so much for a 'premium' tag and then getting basic things like power backup messed up. I'm looking at projects in Sector 65, and the sales guys promise the moon. But your experience makes me doubt everything. Did you check the fine print for power backup capacity before signing?
Bhai, fine print toh sab builder same hi rakhte hain, vague terms. Who expects that a 31 Cr+ property (like Aralias is now, even if possession was in 2008) will skimp on something so basic? It's not just Aralias. I heard similar stories from residents at The Magnolias too. It’s like they show you a fancy car but forget to put enough fuel in the tank for a proper drive. This 'Gurugram reality' is just builders cutting corners after selling the dream.
Same here! My friend bought in a 'luxury' project near Golf Course Extension Road, and his experience is similar. Only 3KW backup is standard, even if they promise 'full'.
