Just got possession of my flat at Smartworld One DXP in March. It's beautiful on paper, no doubt, but daily living mein kuch surprises hain. For such a premium project, I expected amenities like the gym to be top-notch, but they feel... thoda average? Schools aur good markets bhi thode drive par hain. Has anyone else felt this? Ya main hi overthinking kar raha hoon?

Honestly, current market conditions in Gurgaon are tricky. Prices are soaring, especially along the Dwarka Expressway, but quality and timely delivery are still big concerns. A lot of first-time buyers are getting lured by fancy brochures. This builder, Smartworld, they've been marketing heavily. But I've heard mixed reviews about their previous projects. For a project with 900 total units and such a premium price range (₹3.1 Cr – ₹13.5 Cr), delivery timelines and quality of amenities are non-negotiable. Has anyone here actually seen the current construction status? And what about the actual carpet area vs. super area? That's always a hidden shocker.
Haan, carpet area ka scene toh har project mein hota hai. Always check the RERA documents for exact details, that's what my uncle advised me.
U10, I went to check a few weeks ago. Construction is definitely ongoing, but nowhere near completion, forget possession. The model flat looked good, but the actual site was dusty, as expected. Carpet area details are usually in the builder-buyer agreement, but sales guys often gloss over it. You have to ask specifically for the RERA approved plans.
I visited the site near Airport Road a few months back. The sales team was very pushy, promising the world. But even then, the construction pace didn't look like it would be ready by March 2024. The amenities they showed in the brochure looked fantastic, but on ground, it's always different, especially for gyms and clubhouses. My cousin had a similar experience with another builder near Badshahpur.

Haan bhai, exactly! I checked the RERA site too, RC/REP/HARERA/GGM/645/377/2022/120. It clearly says 2027. Maybe OP meant they *booked* in March? Or maybe it's a resale and the original owner got some early access? Bahut confusion hai, itna bada investment hai.
U6, that's what I was thinking! The OP must be mistaken. No way possession is already done when the official date is so far off. Builders often give 'possession for fit-outs' which isn't actual possession. Maybe that's what happened? Or they're talking about a different project altogether. This discrepancy is huge, especially for such a high-value property. Makes me really cautious.
OMG, I was just looking at Smartworld One DXP! This is so disappointing to hear. For ₹3.1 Cr minimum, 'thoda average' amenities is a huge red flag for first-time buyers like us.
