posted on 13 MayMy first few months at Sri Sri Homz: Reality check
Moved into Sri Sri Homz Ultra Luxury Floors just a couple of months back, in March. Site visit ke time sab perfect laga tha, but living here daily is a different ballgame. Amenities kaafi overhyped lagte hain, honestly. The gym's decent, but the swimming pool is rarely used, pata nahi kyun. Kids play area bhi bahut chhota hai. What surprised me most is the noise from the main road; it's quite high, aur air quality bhi kuch khaas nahi. Maintenance charges are heavy, around ₹15k, for things that don't feel fully functional. Is this normal for luxury projects? Matlab, is it genuinely good to live daily, ya bas paper pe acha lagta hai? Hope this helps someone looking at it.

The market is full of such projects right now. First-time buyers like us need to do extra due diligence, don't just go by site visits.
Totally feel you, U1! My cousin bought a flat near Anand Niketan a few years back, also marketed as 'ultra luxury'. Same story – fancy brochures, but practical living was a nightmare. Noise pollution, water pressure issues, and maintenance charges that kept escalating for zero added value. It's like builders just focus on selling the dream, not delivering a livable reality. We need to be so careful with these vague 'luxury' tags. Builders need to be held accountable.
Exactly, U4! I almost booked a flat in Alaknanda with a similar promise. The sales guy showed me renders of a huge clubhouse and gardens. Later found out the land parcel was tiny, and half the amenities were on paper only, shared with another building. Thankfully, I pulled out after talking to some existing residents. Always check the actual floor plans and common area allocations, not just the glossy brochures.
Anand Niketan area mein toh waise bhi kaafi old properties hain. New 'luxury' projects wahan pe often face space constraints and infrastructure issues. Your cousin's experience sounds very real for that locality.
Wait, so Sri Sri Homz Ultra Luxury Floors ka RERA number nahi hai? The project details say 'Rera Not Applicable'. Is this even legal for a new project? How did you even book without RERA, bhai? This is a huge red flag for me.
6 units only? That's tiny for 'Ultra Luxury Floors'!
U3, RERA Not Applicable usually means the project has less than 8 units or plot area is less than 500 sq m. Since Sri Sri Homz has only 6 units, that might be why. But still, it removes a layer of protection for buyers. Makes me nervous for sure.
Yaar, this is exactly what I've been hearing about many 'luxury' projects these days. ₹15k maintenance for non-functional amenities is a joke, especially when the project itself is ₹2.5 Cr+! At that price, you expect perfection, not just on paper. Thanks for sharing, it's a real eye-opener.
Haan bhai, ₹15k is insane! My current rent is less than that.
