Total cost of ownership is often underestimated, I'm finding out now. Just moved into my place last month, and the maintenance charges are way higher than I expected. For Aiims Apartment, the initial price seemed okay, but what about the actual carpet area you get? I'm curious if Gaur Saundaryam buyers feel they got more usable space for their higher price point. Anyone else struggling with hidden costs after moving in?

My friend bought in Alpha I Greater Noida, and even there, after registration and all, the society charges for amenities like gym, power backup, and even car parking were extra. They only found out about the full extent once they got the final bill. Aiims Apartment ka toh carpet area issue pehle se hi suna hai, it's notorious for super built-up vs. actual usable space. Gaur Saundaryam ka RERA carpet area thoda better hai, but that comes with a higher per sqft cost.
Dekho, Aiims Apartment ka price point ₹1.2 Cr tha, usme facilities bhi toh dekho. Gaur Saundaryam always targeted a different segment. Carpet area difference toh hoga hi, but kya quality bhi same hai? Aur hidden costs toh sab jagah hote hain, research properly karni chahiye thi.
Quality difference toh hai, no doubt. But for the price Aiims Apartment charged, people expected better transparency. Gaur Saundaryam ka per sqft rate hi 6500-7000 ke around tha, jabki Aiims Apartment ka 5000-5500. Obviously, carpet area ratio will vary.

Builders ka yeh tactic ho gaya hai, pehle lure karo low price se, fir add-ons daalo.
