My first few months in Laxmi Vihar: What's the real investor picture?

₹78 lakh for a 2BHK in Laxmi Vihar Apartments – I thought it was a good deal last year. Just got possession in March, aur abhi tak, I'm trying to figure out the real investment potential. Brokers ne bola tha ki capital appreciation zabardast hogi, but current market sentiment thoda down lag raha. Kya aapko lagta hai yahan prices really move up fast? Matlab, pre-launch se kitna increase hua hai ab tak? Aur rental yield ka kya scene hai? Ek tenant mila hai ₹22k pe, but I was expecting at least ₹25k-28k. Is this normal for a 2BHK here? Honestly, not sure if my rental expectations were too high. Plus, resale market ka kya haal hai? Agar 5-7 saal baad exit karna ho, kitni liquidity hai yahan? Koi active secondary market hai ya mushkil hoti hai bechne mein?
