My first few months renting in Hyd: What I learned
The rent situation in Hyderabad is actually insane right now. Just moved to Gachibowli two months back, and the rent I'm paying feels like a dream compared to what new listings are asking for. Seriously, saw a 2BHK in Kokapet, almost 40% higher than what my colleague got last year. Is this 30-40% jump in 2 years justified? Will it ever stabilize, or should I just accept it? I'm seeing places near the Financial District go for crazy amounts. Thinking about the price vs. convenience tradeoff, are there any hidden gems for young professionals where rent isn't completely out of control but still has decent Metro/ORR connectivity? Also, the broker charges are wild. Feels like you can't even get a viewing without them. Did anyone manage to find a place directly from a landlord, or are brokers just gatekeeping everything here? Things nobody told me before moving, honestly.

The broker situation is the worst! I spent nearly a month trying to find a direct owner in Begumpet, and it was almost impossible. Ended up paying 1 month's rent as commission for a 1BHK near Ameerpet just because I was desperate. My advice: start looking way in advance, and try Facebook groups for direct owners, but be prepared for a lot of scams. It's a full-time job in itself.
Replying to U7, it's super tough! I did find one small 1BHK near Punjagutta without a broker after weeks of searching, but it needed a lot of repairs. Eventually went with a broker for a better place. It's a trade-off between time/effort and money.
U5, I tried the direct owner route too, but most good properties are already listed with brokers. It feels like they have an exclusive tie-up. Did you eventually manage to find something without a broker in Begumpet?

Replying to U2, I did look at Miyapur and Kukatpally side. While rent is a bit lower, the commute to Gachibowli negates the savings for me. Plus, the amenities around aren't always as good as FD areas. It's a tough choice, always a compromise.

U2, I get your point about demand, but the jump is too sudden. And yes, tried Miyapur, but the commute to Financial District is a pain even with Metro if you have to change lines. Plus, those areas are also seeing hikes. It's like no escape!
