Last few months, I've been deep diving into Greater Noida properties. Sector 98 mein Yuvraj Villa jaise projects dekhe hain. As an investor, trying to get a clear picture of the all-in cost. Builder quotes for a 3BHK around ₹85L, but hidden charges ka bahut tension hai. Stamp duty, registration, PLC, parking fees ke alawa, possession pe IFMS, club membership, electricity meter charges kitne add hote hain? Pre-launch pricing mein kya sach mein discount milta hai ya bas hype hai? Total kitna upar jaata hai from the base price? Any experiences?

Pre-launch pricing mein discount milta hai, yeh toh bas marketing gimmick hai. Jab tak RERA registration nahi hota, tab tak kuch bhi confirm nahi hota. Maine suna hai ki Sector 98 mein kuch projects delay bhi ho rahe hain. Builder ka track record check karna bahut zaroori hai.
U8, Yuvraj Villa ka RERA ID toh active hai, but reviews kuch mixed hain. Builder ka pichla project bhi delay hua tha. Isliye research bahut zaroori hai, especially first-time buyers ke liye.

Bilkul sahi keh rahe ho. Mera ek cousin Ajayabpur mein ek pre-launch project mein fas gaya tha. Builder ne promises toh bahut kiye, par ab 5 saal ho gaye hain aur possession ka naam nahi. RERA complaint bhi file ki hai, but progress slow hai. Pre-launch mein bas paper pe price kam lagta hai.

Builder ₹85L bolta hai, but sunne mein aaya hai ki final cost 15-20% upar chala jaata hai. Pre-launch offers toh bas dikhawa lagte hain, baad mein sab adjust ho jaata hai. Yuvraj Villa kaisa project hai waise, construction quality theek hai kya?
U5, exactly! Yeh log pehle kam dikhate hain aur baad mein bill bana dete hain. Mera bhi Alpha II mein ek project mein yahi hua tha. Lagta hai sab builders ka yahi game hai.
U4, bhai, 15-20% toh minimum pakad ke chalo. Stamp duty, registration 7-8% le jaate hain. Phir PLC (Preferred Location Charges) agar corner ya park-facing hai toh 50-100 Rs/sqft extra. IFMS, club membership, power backup, electricity meter charges milakar easily ₹2-3 lakh aur. Mera ek friend Alistonia Estate mein liya tha, uska ₹10L upar gaya tha base price se.
Construction quality ka toh pata nahi but hidden charges mein kuch examples de sakte ho kya, like kitna % extra?
