Golf Course Extension Road projects — I've been checking out a few 3BHKs, budget around ₹1.8 Cr. Builders like Chintels India Ltd. quote one price, but honestly, kitna negotiate kar sakte hain Gurugram mein? They say 'spot discount' but I'm thinking about the real all-in cost. What about stamp duty, PLC, parking? Aur delivery ke time pe kya hidden charges aate hain? My parents keep saying builders hide a lot. Any tips on uncovering those extra costs before signing?

Totally relate! My first 3BHK was in Badshahpur about 3 years ago. My biggest tip is to ask for a 'total cost sheet' not just the base price. This sheet should include everything: base price, PLC, EDC/IDC, GST, stamp duty, registration, club membership, power backup, parking, IFMS, maintenance advance (for 2 years at least). If they hesitate, it's a red flag. Also, check the carpet area carefully, not just the super built-up.
That's a great point about the total cost sheet. What if they give it, you sign, and then they still delay possession and charge more for some 'development' near Baliawas? My friend is stuck with EMIs but no house, and now they're asking for more money.

Stamp duty, PLC, parking toh dikhte hain, but maintenance advance, club membership, electricity connection charges, IFMS... yeh sab baad mein aate hain. RERA mein sab mention hota hai kya ya builders ka ab bhi loophole mil jaata hai?
My experience with a builder in Baharampur Naya was similar. They showed a competitive price but then the 'development charges' and 'internal electrification charges' just kept adding up. By possession, it was almost 15% over the initial quote. RERA helps, but you need to read every single clause of the agreement thoroughly. Don't rely just on the sales executive's word.
RERA se transparency badi hai but builders still find ways around it. Especially for projects near Basai, I've seen builders charging extra for 'premium location' even if it's not clearly defined. Always ask for the RERA certificate and check the project details online.

U1, negotiation depends on the project and the builder's inventory. For Chintels, max 3-5% is possible if you push really hard and show serious intent. Sometimes they throw in a free parking spot.
