₹1.90 Cr to ₹2.30 Cr for Investor Avenue Luxury Floor 3. Everyone glorifies 'luxury floors' but no one talks about the actual carpet area ratio. Is it genuinely practical for daily living, ya bas facade hai? What are the monthly maintenance charges like? Disagree? Change my mind.

Given it's listed as 'COMPLETED' with a possession date of June 2023, has anyone actually visited or taken possession? Gurugram mein toh prices already sky-high hain, but for a 'luxury floor' without RERA, one needs to be extra cautious. Current market conditions don't really justify such premium for unchecked properties.
Sahi bola bhai, physical visit is a must. Builders ki baaton pe pura bharosa nahi karna chahiye.
Exactly! Builders always play with super area vs carpet area. It's a nightmare for first-time buyers like us. Gurugram mein toh ye standard ho gaya hai, they list 2000 sq ft and you get 1500 sq ft usable. Frustrating!
U9, to answer your question on carpet area: Dekho, Investor Avenue Luxury Floor 3 mein, jo info maine nikali hai, effective carpet area usually 1500-1600 sq ft ke aas-paas hi milta hai for a 3BHK, even if they quote a much larger super area. But for that price (₹1.9 Cr – ₹2.3 Cr), you can easily get a decent villa or a larger plot for self-construction in areas like Badshahpur with better space and more control. It's all about the location premium vs. actual living space here.
Gurugram mein sab kuch mehenga hai bhai! Investor Avenue is in a decent locality but still, that price for a builder floor is pushing it.
Yes, it's completed and possession was from June 2023. So, theoretically, it should be ready for move-in. But like you said, a physical visit is non-negotiable. Sometimes 'completed' on paper doesn't mean everything is smooth or amenities are fully functional.
I've been looking at similar properties around Airport Road and Badshahpur, and the carpet area vs super area discrepancy is a huge red flag. For Investor Avenue Luxury Floor 3, I found out its RERA status is 'Not Applicable'. This is a big concern for me. Why would a completed project not have a RERA number? It makes me wonder about transparency and future issues. Hidden costs can pop up later.
That's a very valid point about RERA. But coming back to the original post's concern – kitna carpet area mila aapko in those similar projects you checked? Just trying to get a realistic picture.
Regarding the 'RERA Not Applicable' point, it's quite common for builder floors or smaller projects. Under RERA, projects on land plots less than 500 sq meters or having less than 8 units (in some states, it's 4) don't always need RERA registration. Investor Avenue Luxury Floor 3 has only 4 units, so that's likely why. But yes, it does mean less regulatory oversight. I once booked a floor in Baharampur Naya, and because there was no RERA, the builder made so many last-minute changes and the RWA formation was a mess, leading to ridiculous maintenance demands.
Sahi pakda hai! Yeh price range mein toh confusion hona swabhavik hai. Carpet area ka game toh har builder khelta hai.
Totally agree with you! 'Luxury floor' sounds fancy, but most of the time it's just a builder floor with a premium tag. For this price range, I'm really worried about what you actually get in terms of usable space. Maintenance charges must be sky-high too, no?
Not always true! Some luxury floors are genuinely good in terms of build quality and finishes. You get what you pay for, especially in Gurugram.
Haan bhai, wahi toh! Builder floors mein maintenance ka koi transparent system nahi hota initially. Aur Investor Avenue Luxury Floor 3 mein toh total 4 units hain. Jitne kam units hote hain, utna per-unit maintenance cost badh jaata hai. Plus, these 'luxury' tags often mean premium amenities that you might not even use daily but pay for.
