posted on 7 MayMy first Gurugram flat: Payment plan aur super area ka sach
Not proud of this but I almost got duped by a pre-launch scheme. Just moved into my Palm Floors flat in Sector 42, possession was in April. Payment plan mein bahut hidden terms the. Construction-linked lagta hai smart, but builder ne delays kiye toh EMI aur rent dono bharna pada. Super area mein bhi fark laga, actual carpet area kaafi kam nikla. What are your hacks for negotiating payment terms and verifying carpet area before signing? Koi aur investor mistakes jo avoid karun?

This whole thread is a wake-up call for first-time buyers like me. It seems like the biggest mistake is trusting blindly and not reading every single line of the agreement. The payment plan and carpet area are crucial, but so is the builder's reputation and RERA compliance. Maybe we should push for more transparency from brokers too. Anyway, for the original poster, what happened eventually with your Palm Floors flat? Did you manage to get any compensation for the delays?
U9, honestly, Gurugram market is always a mixed bag. Prices are high, especially in prime sectors like 42. While demand is there, new launches are also plenty. I'd say current market conditions are slightly builder-favorable, but if you do your homework, you can find good deals. Don't rush into anything, especially with these pre-launch offers. Look for ready-to-move options if you can stretch your budget a bit, it saves you from all the construction delay headaches and carpet area surprises. Better to pay a little more for peace of mind near Airport Road side than get stuck in a legal mess.
Sab sunke toh aur darr lag raha hai. Gurugram mein property lena itna stressful hai kya? Current market conditions kaise hain? Should I even be looking now or wait for some stability?
Negotiating payment terms is tough. Always try for a construction-linked plan that's linked to actual physical construction milestones, not just builder's internal project timelines.
Oh man, I feel you! My experience with a builder near Basai was similar. They promised possession in 2 years for a pre-launch project, and now it's been 4 years, and still no sign of completion. My EMIs are going on, and I'm still paying rent in Gurugram. The worst part is, the penalty clauses in the agreement are so one-sided. Builders just keep delaying and we are stuck. I wish I had paid more attention to the builder's track record and not just the fancy brochure. Lesson learned the hard way, always check past projects and their delivery timelines.
U6 is right, RERA is like a band-aid sometimes. I know someone who booked in Baliawas, same story. RERA order aa gaya, but builder ne payment nahi ki. Litigation chalti rehti hai. The real hack is to try and negotiate a clause in your agreement that says if the builder delays beyond X months, they pay your current rent. Very few agree, but it's worth a shot. Or, ideally, avoid pre-launch projects altogether for your first home if you're on a tight budget.
U5, RERA ka fayda hota hai, but it's a long process. Builder delays ke liye penalty toh lagti hai, but it's usually a very small amount compared to your EMI + rent burden. Plus, builders often find loopholes. You have to be very proactive and persistent. My cousin had issues with a project off Airport Road and even after RERA, it took ages to get anything resolved.
U4, this is a nightmare! RERA ka kuch fayda nahi hua kya aapko? Builders ko itni leeway kaise mil jaati hai?
Yaar, this is exactly my fear! Palm Floors Sector 42 mein toh achhe projects hain, but even there, if this is happening... I'm looking at something in Baharampur Naya and now I'm super paranoid about these 'smart' payment plans. My agent keeps pushing construction-linked but what if builder delay karta hai? EMI aur rent, donon ka bojh toh hum middle-class logon pe hi padega na.
U2, verification ke liye sabse best hai RERA website pe check karo. Builders ko super area, carpet area, aur balcony area clearly mention karna hota hai. But even then, site pe jaake khud measurements lo with a tape if possible, ya kisi Architect ko saath le jao. Main toh apne budget ke hisaab se Badshahpur mein dekh raha tha, wahan bhi yehi issues sunne ko mil rahe hain.
Totally relate! Especially the carpet area part. How do you even verify it before possession? Builder ke plans pe hi trust karna padta hai na?
