My Gurugram flat — just got possession from Ahuja Builders a few months back, and honestly, I'm kinda regretting it. The brochure promised so much, like a state-of-the-art clubhouse and lush green spaces. But the clubhouse is barely functional, feels like a ghost town, and the 'green' areas are mostly just patches of dry grass. Plus, the maintenance charges are insane for what we're getting. Are others facing this too? What did you do about it?

I had a similar nightmare with another builder in Badshahpur. They promised an Olympic-sized swimming pool and a fully equipped gym. What we got was a tiny splash pool that's always dirty and a gym with three broken machines. The maintenance charges were still billed
This is a serious red flag. Builders often use fancy brochures to lure first-time buyers. Did you check the RERA documents properly before buying? Usually, RERA registration details mention the committed amenities and completion timelines. It's crucial to cross-reference what's promised in the brochure versus what's legally documented.
Exactly! Builder promises are just that – promises. They show you glossy pictures, tell you it's the next big thing, and then you're stuck with high maintenance for non-existent facilities. It's frustrating beyond words. My brother is facing similar issues in a project near Basai.
U5, RERA number mil jaata hai, but actual execution is another story. For Ahuja Builders 5, the RERA details were pretty vague about the 'state-of-the-art' part, just mentioned 'clubhouse' and 'green spaces'. When a project has only 4 units, the maintenance cost per unit for a fancy clubhouse will naturally be very high, so it's often neglected. This should have been a warning sign for the original poster, but who thinks of these things when you're just excited to buy your first home?
Totally relate to this feeling. Ahuja Builders ka track record kuch khaas nahi raha hai, especially with their older projects. They're known for over-promising on brochures and under-delivering on ground. I had friends who faced similar issues with their project near Baharampur Naya, promised a huge sports complex, ended up being just a small dusty ground. Gurugram market mein yeh bahut common hai, developers just want to sell, amenities take a backseat. Always check ground reality before signing anything.
Oh man, this sounds exactly like my biggest fear! Hearing this after taking possession is truly heartbreaking. Which Ahuja project are you talking about? I've been looking at a few of their properties near Airport Road and now I'm super nervous. Is it Ahuja Builders 5?
Bhai, ₹2.3 Cr – ₹3.8 Cr for just 4 units? Aur phir bhi aisi halat? This is insane. I'm also a first-time buyer, and these prices for such a small project already make me hesitant. To think the amenities are not even delivered is just wrong.
Yes, U1! The original post is definitely about Ahuja Builders 5. Status Completed, total 4 units, price range ₹2.3 Cr – ₹3.8 Cr.
