My first home hunt: Builders Hi Tech Homes dilemma

Okay I'll be honest — I completely underestimated how confusing this process is. First time buying, Builders Hi Tech Homes (completed project) dekh raha hoon Greater Noida mein. Price range 23-47L, seems okay. But amenities ka kya scene hai? Brochure mein swimming pool, gym sab dikhate hain, but actually useful kitne hain? Yaar, real life mein log use karte hain ya bas show-off ke liye? Aur neighborhood kaisa hai? Schools, hospitals kitne paas hain? Daily commute ke liye sahi rahega kya?
