My first home hunt: RERA rules are confusing.

RERA compliance feels so complicated for first-time buyers. I'm looking at a 2BHK in Mohali, around ₹85L. Builder bol raha hai OC mein time lagega, but possession de denge. Is it safe to take possession without OC? Aur RERA website pe kaise check karein builder ka track record? Kaafi confused hoon, yaar. Does RERA actually help?
