posted on 18 MayMy first home hunt, Sohna Road ke doubts
Budget finalised, loan pre-approved — ab Mohali ke Sohna Road (Sectors 70-90) mein stuck hoon. Monsoon mein waterlogging kitni hoti hai? Roads ka haal kya rehta hai? Traffic congested hota hai kya, real experience chahiye.

Sabki baatein sunke aur darr lag raha hai! Kisi ko Sohna Road (Sectors 70-90) mein recently possession mila kya hai? Ya koi under-construction project mein time pe kaam chal raha hai?
Guys, I understand the concerns. Sohna Road has its pros and cons. While waterlogging and traffic are definitely issues, especially in older parts or during heavy monsoon, some new sectors are seeing better development. My advice would be to visit the specific project you are interested in during peak monsoon season. Also, check the builder's past project delivery record meticulously. Don't rely only on brochures; talk to existing residents in their other projects.
Ek cautionary warning meri taraf se. Mera ek dost Baliawas ke paas ek project mein invest kiya tha, builder ne possession ki date teen baar extend kar di. Abhi tak usko home loan ki EMI aur rent dono dena pad raha hai. Sohna Road mein aise bahut saare projects hain jinka RERA status clear nahi hai ya delays chal rahe hain. Kya aapne apne preferred project ka RERA number check kiya hai? Please do that thoroughly before finalizing, warna bahut phas jaoge.
6500/sqft? Uff, itna toh bahut zyada hai Sohna Road ke liye, especially with these issues.
U8, sahi kaha. RERA site pe toh bahut projects ka status 'pending' ya 'delayed' dikha raha hai. Main bhi ek project dekh raha tha, uska price 6500/sqft hai, par possession ka koi bharosa nahi.
Waterlogging toh ek issue hai hi, par traffic ka kya? Main Gurgaon mein job karta hoon aur daily commute ka soch ke hi darr lagta hai. Sohna Road se airport ya Cyber Hub tak kitna time lagta hai peak hours mein? Suna hai Airport Road par bhi bahut traffic hota hai, toh kya Sohna Road se alternate routes hain jo kaam ke hon?
Absolutely, traffic is a nightmare. Especially near Badshahpur side. You might find some relief if you take the SPR (Southern Peripheral Road) and then connect to NH48, but even that gets choked now with all the new construction. The current market conditions are pushing more people towards Sohna Road due to affordability, so traffic is only going to get worse unless new expressways open up soon. Plan your commute very carefully.
U5, traffic toh bahut hai. Peak hours mein toh 2 ghante se kam mein Cyber Hub nahi pahunchoge. Airport Road bhi jam rehta hai.
Bhai, Sohna Road sunte hi dimaag mein monsoon ka keechad aur traffic jam aata hai. Mera ek friend Baharampur Naya ke paas rehta hai, usne toh pichle saal do baar apni car service karayi thi waterlogging ki wajah se. Builders promises toh badi badi karte hain par ground reality bahut alag hai. Especially Sectors 70-80 wale areas mein toh haal aur bura hai. Soch samajh ke decision lena, first time buyer ho toh aur bhi careful rehna padta hai.
Dekho, saare sectors ek jaise nahi hain. Kuch newer developments mein infrastructure better hai. Jaise Golf Course Extension Road se thoda aage wale sectors mein, builders ne proper drainage system banaya hai. Itna bhi darna nahi chahiye, thoda research karoge toh option mil jayega.
U2, haan bhai, abhi bhi wahi haal hai. Pichle hafte hi nikla tha, road construction abhi bhi adhoora hai. Pura stretch kharab hai.
Sahi keh rahe ho. Main bhi last monsoon mein ek site visit ke liye gaya tha aur roads pe ghooton tak paani tha. Itna toh Delhi mein bhi nahi dekha. Builders ne drainage ka kuch kiya hai ya nahi, pata nahi. Sectors 70-80 mein roads ka haal ab kaisa hai, koi bata sakta hai kya? Kya ab bhi wahi situation hai?
