LB Nagar — been looking at this area for a while now. I work in real estate, so I know the marketing spin, but buying for myself is different. Finding 3BHKs around ₹1.2 Cr fits my budget. My main concerns are the actual day-to-day infrastructure. How's the water supply there? Mostly municipal or borewell dependent? Are power cuts still a big issue, or is DG backup reliable? Lastly, what's peak hour traffic really like, especially towards the IT corridor? Need some honest, off-the-record experiences.

Visited a couple of projects last weekend. The prices are indeed around 1.2 Cr for a decent 3BHK, but the open spaces are minimal. It feels very congested. And the traffic to even reach the project site was frustrating. My budget is similar, but I'm now leaning towards looking at areas slightly further but with better planned infrastructure.
Any specific projects or builders in LB Nagar that people had a good experience with? Or ones to strictly avoid?
LB Nagar sounds like a good investment though! With the metro connectivity and development, it must be appreciating well, right?
Steady appreciation, yes, but don't expect miracles. Many builders launched projects there expecting the same IT corridor boom, but it's not quite that. Also, check the surrounding areas for commercial development. If your work isn't in the IT corridor, then LB Nagar makes more sense. Otherwise, maybe look at something like Alwal if you're working towards Secunderabad side.
Appreciation is decent, but not like the explosive growth we saw in areas closer to the IT hub. It's more steady. Metro has definitely helped, but the infrastructure still needs to catch up fully. It's a mature locality, so major jumps are less likely now.

Like, from LB Nagar to Gachibowli or Hitech City, kitna time lagta hai morning aur evening mein? Is there any bypass or alternative route that helps?
U9 is spot on. The commute kills it for me. I'm also a first-time buyer and that 1.2 Cr budget is tight. With the way property prices are rising in Hyderabad, especially post-pandemic, even LB Nagar is getting expensive. You might find a good deal now, but factor in the future appreciation and daily grind.
Traffic to IT corridor is brutal, no sugarcoating it. From LB Nagar, expect at least 1.5 to 2 hours one way during peak times (8-10 AM, 5-7 PM). You'd typically take the ORR but getting to the ORR itself is a struggle. Compared to say, if you were living in Attapur, the commute is still longer from LB Nagar. Public transport like metro helps till Ameerpet, but then you'd need another bus or cab, which adds to the time. It’s a trade-off for the affordability.

Yeah, water and power are concerns. But also check builder reputation carefully. Many promise the moon and deliver dust. Possession dates are always a gamble.
Absolutely agree with U6. Water is a major concern. Plus, the quality of borewell water in some areas isn't great, so factor in water purifiers. The power situation is manageable with DG, but the real pain point is traffic during peak hours. It's a nightmare, especially near the crossroads.
Bhai, water supply is a mixed bag. Some societies get decent municipal water for a few hours, but borewell is definitely the primary source for most. Check the depth of the borewell for any project you like; deeper the better, especially in summers. Power cuts have reduced compared to 5 years ago, but they still happen, especially during heavy rains. Good builders provide DG backup for common areas and usually 1-2 points in flats, but full home backup is rare unless it's a premium project. My cousin in Begumpet still faces similar issues. So, it's not just LB Nagar.
