Dekho bhai, end-user aur investment ka perspective bahut alag hota hai. Agar aap khud rehne wale ho, toh Kailash ki quality aur amenities dekhni padegi. But at ₹4 Cr+, for a first home in Noida Extension, it's a huge commitment. Horizon Nxt agar under-construction hai, toh usme appreciation potential zyada ho sakta hai, given the current market conditions in areas like Alpha-II Commercial Belt nearby. But risk bhi zyada hota hai. Balance karo apni needs.
Kailash Kings Reserve toh kaafi purana project hai, 2011 ka possession hai. RERA number UPRERAAGT10119. 51 units hi hain. It's already completed. So, ₹4.1 Cr – ₹4.3 Cr for a 2011 project seems a bit much, even if it's premium. What exactly are they offering at that price point now? Is it just resale value?
Haan bilkul, main bhi ek old project dekh raha tha Alpha I Greater Noida mein, but uski resale value bhi high thi aur renovation ka kharcha alag. Kailash Kings Reserve ka price toh bahut high lag raha hai for a project delivered in 2011. Usme toh ab depreciation hona chahiye, appreciation nahi.
Totally agree, ₹4 Cr for an old project is insane. Maintenance bhi toh lagega phir usme.

Horizon Nxt ke baare mein details nahi pata, but be careful with new projects. Kailash Kings Reserve completed hai, toh at least builder ka jhanjhat nahi. Mere ek dost ka project Alistonia Estate mein 5 saal late ho gaya tha. Naye mein risk zyada hai, especially for first-time buyers.
Sahi keh rahe ho, Horizon Nxt ke baare mein info hoti toh decision easy hota. Noida Extension mein connectivity improve ho rahi hai, toh rental potential toh hai. Especially near areas like Ajayabpur.
