Budget finalised, loan pre-approved — but abhi bhi confused hoon Sector 105 mein. Everyone says Dwarka Expressway aur Global City se prices jump honge, but isn't it all just talk? Builder timelines toh kabhi meet nahi hote, especially in Gurgaon. Kya ye hype asli hai ya bas marketing? Change my mind.

I think it's a mix. Dwarka Expressway is real and will eventually boost prices, but the *speed* of development is always the question, especially for first-time buyers. For us, liquidity and timely possession are key. What's your backup plan if possession gets delayed by 2-3 years, considering your budget and loan commitments?
Current market conditions mein builders ke paas inventory hai, so they might be more flexible with pricing, but not necessarily with timelines. Don't fall for just future promises. Always check the current RERA status of projects in the vicinity and also their past project delivery track record. Some builders in Gurgaon are notorious for delays, so do your due diligence thoroughly before committing.
Mera bhi same haal hai, bhai. Sector 105 mein ek project dekha tha, builder ne bola tha 2024 end tak possession, ab RERA extension le liya hai. Lagta hai 2026 se pehle kuch nahi milega. It's so frustrating to plan your finances around these timelines only for them to constantly shift. My pre-approved loan interest rate might even change by then.
Nahi yaar, hype nahi hai. Global City ka master plan dekho, it's massive. Long-term toh definitely appreciation hoga, it's a strategic location. Thoda patience rakho bas.

Exactly! Meri family ne Badshahpur side liya tha, bola tha Metro aayegi, 5 saal ho gaye, abhi tak kuch nahi. Infra promises are often empty, especially when they're tied to government projects with slow execution. We ended up paying rent for extra years.
Patience kitna rakhe? EMI toh aaj se jaa rahi hai. Builder toh bolte hain 2 saal mein, but fir 4 saal lag jaate hain.

But Airport Road (Gurgaon side) pe toh prices actually badhe hain. Kya Sector 105 itna connected nahi hai ki wahan bhi same effect dikhe? What about the Global City impact?
Sahi baat hai! Mera friend ne Sector 109 mein book kiya tha 3 saal pehle, abhi tak possession nahi mila. Sirf promises.
