Okay I'll be honest — everyone talks about new properties from builders like Vamana Group in Saini Majra, but no one discusses the actual negotiation room. I'm looking at a 2BHK around ₹85L. My broker keeps saying direct builder se zyada discount nahi milta, but secondary market mein deals better hoti hain, sahi hai kya? Log kehte hain resale mein 5-10% tak mil jaata hai after proper haggling. New properties pe toh OC, PLC sab jod ke final price kahan pahunch jaata hai. Should I ignore new projects completely and just focus on resale options in Sector 44 or Zirakpur? Change my mind.
