My first home purchase dilemma in GGN
Renting has become such a headache, I'm seriously done with it now. Looking to buy in GGN. Confused between Pankaj Homes Sector 67 (₹3.95 Cr) and Arete Our Homes 3 (₹28-52L). Both are completed. For a 5-year appreciation, which is a better investment? Will Pankaj's higher price mean better ROI, ya Arete ka rental yield better hoga? Kya lagta hai community ko?

Don't just look at the price. Look at the number of units too. Pankaj Homes has only 4 units. That's a very niche product. Resale value might be tough because the market for 4 Cr+ homes with no RERA and delayed possession is very small. Arete, with more units, has a bigger resale market.
I was also looking at properties in Sector 67. Pankaj Homes ka price point is definitely for a different segment. For 5-year appreciation, usually the mid-segment properties near developing infrastructure around Airport Road or Baharampur Naya tend to give better returns percentage-wise. High-end property appreciation can be slower on such a large base.
Arete Our Homes 3 is a good option if you're looking for something affordable and completed. Many people have already moved in there. But Pankaj Homes, have you checked their RERA status and possession date? Sometimes 'completed' doesn't mean what it seems, especially with such a high price tag.
