Pre-launch offers in Noida Extension are a total gamble, especially now. Even though I work in real estate, buying for myself in Sector 99, it's a different ball game. Builders like Gaurs Group ya ACE Group will talk about Jewar Airport and Aqua Line connectivity non-stop, but the 'early bird discount' feels like a trap. They quote a lower base price, but then PLC, floor rise, and super area games make the final cost shoot up. I was looking at a 2BHK around ₹80L, but with all these hidden charges, it quickly hits ₹95L. Construction-linked payment plans are draining too, yaar. Is anyone actually getting a genuine deal with pre-launch in Noida Extension, ya sab marketing hype hai? Am I missing something crucial here?
