My first home purchase, seeing builder tricks

Builders ka pre-launch pricing pura scam lag raha hai mujhe. I'm looking at a 3BHK in Dwarka, Chadha Properties ka project. They show one price pre-launch, then later jab actual launch hota hai, they add so many PLCs and charges. Super area ka game alag hi hai. Brochure mein 1800 sqft dikha ke, carpet area 1100 sqft bhi nahi. Matlab, what's the point of early bird offers? Has anyone actually gotten a real discount on pre-launch for a decent project in Delhi? Ya sab marketing gimmick hai?
