Okay, I'll be honest — Sobha Rivana dekhne ke baad confused hoon. Builder ne jo amenities dikhayi thi, will they actually be usable? Clubhouse aur sports facilities bas showpiece toh nahi hongi after possession? Maintenance charges bhi kaafi high lag rahe hain. Kya actual service quality uske worth hai ya bas naam ke liye?

Yaar, but Sobha Rivana ka design aur location toh killer hai. RERA number UPRERAPRJ313638 bhi hai, toh thodi trust toh banti hai na? Kya lagta hai, possession date 2031 tak sab smooth rahega?

Pre-launch mein itna paisa daalna, aur woh bhi 2031 tak, bohot risky hai. Maine ek project mein 2017 mein book kiya tha, abhi tak possession nahi

Sahi keh rahe ho. Mera experience Alpha I Greater Noida mein aisa hi raha hai. Initially sab mast lagta hai, but handover ke baad maintenance ke naam pe sirf headache. Sobha ka naam hai, but 2.1 Cr se 4 Cr ka range hai, toh service bhi top-notch honi chahiye, but who guarantees?
Totally relate! Noida mein yeh builders ka common game hai. Amenities sirf brochure mein achhi lagti hain, real life mein maintenance ka rona shuru ho jaata hai.
