Okay I'll say what no one says about buying your first home in Pune: new launches are a trap for first-timers. Everyone glorifies 'early bird' deals and shiny brochures, but nobody talks about the insane hidden costs. I'm looking at Kiwale, Adimaya Properties, and the quoted price is never final. Matlab, stamp duty, registration, legal fees, interiors... it all adds up to another 15-20% easily! My parents keep saying resale dekho, but I thought new was better. Now I'm not so sure. The super area vs carpet area game? It's ridiculous. They quote super, but you pay for carpet. Feels like a bait-and-switch. Is resale actually safer for managing budget? Change my mind.

Totally agree with the original post! I'm also looking in Pune, specifically around Kiwale and Marunji, and the hidden costs are a nightmare. I visited a site for a new project by 'Green Meadows' (name changed for privacy) and they initially quoted X amount. When I asked for a detailed breakdown, suddenly there were charges for 'amenity development', 'utility connection', 'maintenance advance' for 2 years, and even 'GST on amenities'! It pushed my budget way over. It's like they give you a low bait price and then slowly add on. The super area vs carpet area scam is real; you feel cheated when you see the actual space. It makes me question if I should just look at resale flats in Wakad or Hinjewadi.
