Just moved into Lotus Vatika last month, and the parking situation is already a huge problem. Brochure promised dedicated spots. Now it's a daily fight for space, especially for my second car. Visitor parking is non-existent. Did anyone else face this parking bait-and-switch? What did you do? Is this common for Noida projects?

This is a classic bait-and-switch tactic. The brochure is just marketing material. What does your actual Sale Deed or Builder-Buyer Agreement say about parking? Does it explicitly mention 'two dedicated parking spots' or a specific slot number? If it just says 'adequate parking' or 'common parking area', then it's harder to fight. What were the exact terms in your agreement?
Exactly! If the agreement specifies dedicated spots and they aren't providing them, that's a clear violation. You should escalate this to RERA. They are usually quite strict about what's promised versus what's delivered. Have you considered filing a complaint there?
U9, you hit the nail on the head. Most agreements are vague. Mine just said 'one covered parking' and then they had an open space for 'visitor parking' which everyone uses. It's a mess. If the agreement is clear, you have a strong case.
Noida mein parking ka problem waise bhi badhta ja raha hai, especially with the influx of residents and high property values pushing builders to maximize every square inch. But for a premium villa project with only 4 units, this is genuinely shocking. It's not like an apartment complex with hundreds of units. Is there a residents' association or a common body you can approach?
Lotus Vatika Luxurious Villas? Ah, I remember seeing ads for them. The project was completed, right? For a completed project, this is even worse. You'd expect everything to be sorted by now. Has anyone else had issues with this particular builder in Noida? I heard some murmurs about their project near Ajayabpur too.
Yes, I know this builder. They are notorious for last-minute changes and cutting corners. My uncle had a bad experience with them in Alpha-II Commercial Belt for a commercial space, where the promised basement parking was half-filled with storage. For a villa project like this, it's even more critical. You need to gather all your documents and confront them legally.
Haan, U5, it's a completed project. My colleague actually visited it before booking elsewhere. He mentioned the parking seemed a bit tight even then, considering the villa sizes. Maybe they converted some parking space for other amenities later? Did you try checking the original RERA plans for parking allocation?
This is exactly why I'm so scared to buy! My friend bought a place in Alistonia Estate and they promised two car parks per unit, but only one is covered and the other is open. Now, in summer, his second car is always baking in the sun. Builders need to be transparent about these things from day one. I hope you find a solution.
Oh no, this is so disheartening to hear! I was actually looking at Lotus Vatika Luxurious Villas too, the price range (63L-90L) seemed decent for the location. But parking issues for just 4 units? That's really bad. Did they not show you a proper parking layout during booking? Is this really common for Noida projects, even for villas?
Bhai, 4 units mein parking ka issue? This is a red flag. For that price range (63L-90L), dedicated parking should be a given, especially for villas. You should check your sale agreement and RERA documents carefully. Sometimes they just write 'adequate parking' which means nothing. Did you get a separate parking slot number mentioned?
Totally agree with you, U1! Builders promise the moon and deliver potholes. My cousin faced a similar situation in Alpha I Greater Noida for his 3BHK, they showed ample parking but after possession, it was a free-for-all. What did the builder say when you confronted them about the second car parking?
