Clubhouse facilities in new projects often feel like a waste of space and money. I'm checking out Goyal Luxury Floors By Rahul Mangla in Faridabad for investment and really confused about amenities. Brochure mein toh sab dikha dete hain, but real mein clubhouse aur sports facilities kitni use hoti hain? Are they actually a draw for tenants or do they just add to maintenance charges? As an investor, I'm trying to figure out if these premium amenities truly boost resale value ya bas marketing gimmick hain. Also, construction quality ka kya scene hai? After a year or two, do you see common issues like seepage or bad fittings? My parents keep saying basic quality matters more than fancy extras. Honestly not sure if the extra cost for these amenities is justified long-term.

Honestly, 2.7 Cr for an upcoming project in Faridabad, that too with 'Luxury Floors' in the name, sounds a bit steep. And if it's mostly for amenities that don't get used, then it's a double whammy. My budget is tight, and I'd rather put that money into the actual living space.
2.7 Cr for 4 units? Aur upar se 'Luxury Floors'? Ye toh 'exclusive' kam, 'risky' zyada lag raha hai.
Construction quality ki baat karein toh, Rahul Mangla ka track record kuch khaas nahi hai. Maine suna hai inke pichle projects mein fit-outs aur finishing ko leke issues aaye hain. Premium amenities dikhane se kuch nahi hota agar basic structure hi weak ho. Resale value toh tabhi badhti hai jab quality aur location dono achhe ho, amenities secondary hain.
Sahi kaha aapne, price toh bahut zyada lag raha hai. Aur sirf 4 units hain, toh society feel bhi nahi aayegi. Limited units ka concept kuch samajh nahi aaya.
