Legal due diligence sirf RERA tak simit nahi hai. Title verification ke liye ek independent lawyer hire karna bahut zaroori hai. Builder ke lawyer pe rely mat karo. Lawyer ko bolna ki search report nikale past 30-40 saal ki, dekhe ki property pe koi encumbrance ya dispute toh nahi hai. Original land records, approvals from local authorities, environmental clearances, fire safety NOCs – yeh sab bhi check karna padta hai. Bahut log sirf booking amount de dete hain aur phir baad mein phaste hain jab approvals pending hote hain. Make sure all these documents are clean before you even think of signing the agreement. Yeh sab steps buyers often miss because it's overwhelming.

Maine ek project mein invest kiya tha Ajayabpur mein, wahan builder ne funds divert kar diye the. RERA complaint file ki thi, 2 saal lag gaye judgement aane mein, but paise wapas mile. So, effective toh hai but slow.
