Parking allocation is a real deal-breaker for investors. Vipul Orchid Square mein parking ka kya haal hai? Investor perspective se, tenant attraction aur resale pe impact aata hai kya? Reserved parking milti hai ya lottery system? Gurgaon investors, please share your experience.

Honestly, for ₹3.5 Cr to ₹11.5 Cr, why even look at a 2007 project like Vipul
Vipul Orchid Square was completed in 2007. Back then, parking norms were different. It's an older, established project, so the issue might not be availability as much as the quality/size of the parking, or if it's open vs covered. And for a price range of ₹3.5 Cr to ₹11.5 Cr, you'd expect premium parking.
U8, good point! In older societies like Vipul Orchid Square, maintenance charges for common areas including parking can be surprisingly high if the infrastructure needs upgrades. Also, sometimes societies levy extra charges for additional parking if available. Always ask for the society's bye-laws and recent AGM minutes to understand parking rules and charges. Don't just rely on what the broker tells you.
Aur parking ke maintenance charges kaise hote hain aise old projects mein? Woh bhi toh investment cost mein add hota hai na?
Totally agree. My uncle had a flat in a similar vintage project in Basai. The parking was so cramped, you needed a miracle to get your SUV out. For investors, this translates to lower rentability, especially for families with multiple cars. This is a real concern for Vipul Orchid Square.
Parking is HUGE. I almost lost a tenant for my flat near Airport Road just because the building had only one designated slot per flat, and they had two cars. Had to negotiate with another resident for an extra spot, which was a big hassle. For Vipul Orchid Square, if it's an older project, they might not have anticipated the current car ownership levels. Reserved parking is gold for tenants, lottery system is a red flag for any investor looking for stable rental income.

But abhi Vipul Orchid Square mein units available bhi hain kya? Itna purana project hai, 476 units. Sab bik gaye honge na?
U2, you'd be surprised. Older projects often have worse parking situations. My friend bought in Sector 57 near Badshahpur and even there, for a decent 3BHK, parking was a nightmare. Investors look for convenience for tenants, aur Gurgaon mein parking nahi toh rent bhi kam milta hai.
Vipul Orchid Square? Bhai, woh toh 2007 ka project hai. Ab usmein parking ka kya issue hoga? Price range bhi ₹3.5 Cr se ₹11.5 Cr hai, usmein bhi parking ka jhol?
