posted on 25 MayMy first month at Golden Valley — clubhouse reality check.
Just got possession at Golden Valley in Mohali last month and honestly, I'm a bit annoyed. Everyone glorifies the 'world-class amenities' but nobody talks about actual usage. The clubhouse? It's practically a ghost town most days. They promised so much, but it feels like it's just there for brochure photos. Is it just me, or are these fancy clubhouses in Mohali projects mostly unused? I'm paying maintenance for this, and it feels like zero value for money. Should I expect these facilities to eventually pick up? Change my mind.

My experience in a project near Airport Road (Gurgaon side) is a bit different. Initially, the clubhouse was quiet, but once more families moved in and the society management took over, it became quite active. They started organizing events, yoga classes, and even a small library. It took about 1.5-2 years post-possession for it to really pick up. So, sometimes it's about the occupancy rate and the community initiatives, not just the builder's initial promise. Patience rakhni padti hai, but check your RERA status first, OP!
But is the maintenance cost justified for that initial period of inactivity? Paying for something you can't use properly feels like a waste.
That's a good point about occupancy and community. Many projects, even in areas like Badshahpur, struggle with amenity usage until a critical mass of residents moves in. Builders just hand over the shell.
So is this 'unused clubhouse' problem specific to Mohali, or is it common everywhere? What's the average maintenance cost you guys are paying for these amenities?
Wait a minute, Golden Valley in Mohali? Are we talking about the same project? The official RERA registration for 'Golden Valley' (HRERA-PKL-RWR-879-2026) clearly states its status as UPCOMING and the possession date is 2030-12-01. Total units are 87. Kaise ho sakta hai ki aapko last month possession mil gaya? Ya toh aap kisi aur project ki baat kar rahe ho, ya fir builder ne kuch gadbad ki hai. Please double-check your documents.
This is a very important point raised by U3. Many first-time buyers get confused or misled by builders, especially when projects are delayed or status changes. The current market conditions, even in Gurugram, show a lot of RERA violations and delayed projects. Always check the RERA portal directly with the registration number. If the project is listed as 'upcoming' for 2030, and someone claims possession, it's a massive red flag. This needs immediate investigation, OP.
Sahi keh rahe ho. Agar RERA data mein upcoming hai, toh possession kaise mil gaya? Builder ka track record toh Basai mein bhi aisa hi tha, promises kuch aur, reality kuch aur. OP, aapko pakka confirm karna chahiye yeh. Kahin aapko fake possession toh nahi de diya?
What?! 2030 possession? That's a huge difference! Source sahi hai kya?
Haan yaar, same situation with my friend in a project near Chandigarh. Clubhouse bahut bada banaya hai, but swimming pool saalon se band pada hai aur gym mein bas 2-3 log dikhte hain. It's frustrating to pay for something that's not being utilized. Lagta hai yeh marketing gimmick hi hai bas.
Just got possession at Golden Valley in Mohali last month and honestly, I'm a bit annoyed. Everyone glorifies the 'world-class amenities' but nobody talks about actual usage. The clubhouse? It's practically a ghost town most days, ekdum khaali. They promised so much, but it feels like it's just there for brochure photos, show-off ke liye. I'm paying maintenance for this unused facility, and it feels like zero value for money. Should I expect these facilities to eventually pick up? Ya fir yeh sab bas eye-wash hi hota hai?
Bhai, I feel you. This is a common issue with many new projects. But did you check the RERA status properly before booking? Sometimes these things are mentioned in the fine print about phased development. Mohali mein toh yeh sab bahut chalta hai.
Totally relate! Builders ke promises aur reality mein zameen-aasman ka fark hota hai. Maintenance toh poora lete hain, but facilities kaun use karta hai.
