Noida Extension — seriously considering a property here, fed up of renting. My landlord just raised rent again, so I'm finally taking the plunge into homeownership. Looking at places around the ₹1.2 Cr mark for a 3BHK. Palm Olympia Phase 3 by Floral Realcon Pvt Ltd looks interesting, but I'm super worried about legal stuff. How do people *really* check a builder's legal track record before investing? I mean, beyond just RERA registration, what about their past project issues? And for title verification, what steps are absolutely critical that buyers often miss? Is filing a RERA complaint actually effective if things go south, or is it just on paper? Any real-world experiences or advice would be great.
