₹95 lakh for my 3BHK in Sector 151, Noida Extension was the base price, but the actual cost was way higher. Just moved into Shree Ganpati Residency last month, and honestly, the whole broker game felt like a scam. Everyone glorifies brokers for 'negotiating power' but I swear, they just push projects where they get max commission. My first-hand experience was terrible. I'm convinced direct builder se ya secondary market se better deal milti hai. Jo 'spot discounts' dikhate hain, woh bas PLC ya floor rise adjust karte hain, not true price cuts. Secondary market mein at least owner se direct deal kar sakte ho, bargaining ka scope zyada hota hai. Brokers just add another layer of cost and pushiness, not real value. Disagree? Tell me why.
