Spent the whole Sunday checking out options on Dwarka Expressway, especially Sector 102. Found a project, sales guy showed me the draft builder-buyer agreement. Honestly, it's so one-sided yaar. Builder ke paas saari power hai for delays, minimal penalty for them. But agar main payment miss karu, toh heavy interest. My parents always say 'agreement theek se padh lena', but it's full of legal jargon. What are the actual legal options under RERA if the builder delays possession by say, 1.5-2 years? Is RERA effective or just on paper for such cases? Should I try to negotiate red clauses in the agreement itself? Any specific clauses to watch out for that favour only the builder? Need some real advice from experienced folks.
